Introduction

June brings a market shift worth noting. More homes are coming to the market, adding to an already high amount of homes. Sellers have got to be careful when putting their home on the market as buyers have way more options that they typically have. Because of this influx in inventory buyers can be patient, wait it out a bit until they find the right home.

📈 Key Market Metrics

  • Closed Sales: 918 homes (up 9.3% from June 2024’s 840)

  • Pending Sales: Increased 4.9%, now at 872 

  • New Listings: Slight dip of 2.8%, totaling 1,137 

🏠 Inventory & Supply

  • Total Inventory: Up 10.1% to 3,387 homes 

  • Months Supply: Now at 4.5 months (up 7.1%) 

💵 Pricing & Seller Feedback

  • Median Sales Price: $275,000, a 1.9% year-over-year rise 

  • % Of List Price Received: Slight bump to 97.9% 

  • Days On Market: Rising—up 13.6% to 67 days 

🔍 Parish-by-Parish Snapshot

  • East Baton Rouge: Median price up 5.9% to $290,000 

  • Ascension: Down 5.4% to $324,950 

  • Livingston: Slight drop of ~2% to $236,175

Buyers: More homes to choose from and a little more time to decide.

Sellers: Prices are stable, but expect your home to stay on the market longer, if you aren't aggressive in your marketing or price offering such as concessions.
