How to buy new construction the smart way

  1. Bring your agent on the first visit. Some builders only pay a buyer's agent who is registered at your first visit to the model home.
  2. Compare the full incentive, not the headline. A rate buydown, closing-cost credit or free upgrade can be worth more or less than a lower price. We put the offers side by side.
  3. Read the contract before you sign. Builder contracts are written for the builder: deposits, change orders, completion dates and what happens if the build runs late.
  4. Inspect it anyway. A pre-drywall inspection and a final inspection catch what a quick walk-through misses.
  5. Check the flood zone and drainage. New subdivisions are built to current rules, but ask about the lot's elevation and get an insurance quote. See our flood zone guide.
  6. Use your warranty. Keep a list and file it before the one-year mark.

Builder incentives in 2026

Builders in this market have been offering mortgage rate buydowns and closing-cost credits, usually on homes that are already built or nearly finished, and usually only if you use their preferred lender and title company. These offers change monthly and depend on when you sign and close, so we check the current offers when you're ready to look.

How we help

We're Brian Mackey and Janelle Hernandez with Pivot Realty, and we live in Ascension Parish. New construction buyers are some of our favorite clients: we tour models with you, compare builders and incentives, review the contract and stay with you through walk-throughs and the punch list. You get two agents for the price of one.

Common questions

Do I need my own agent to buy a new construction home?

You don't have to have one, but the sales agent in the model home works for the builder. Your own agent reviews the purchase contract, compares incentives between builders and pushes for independent inspections, and in most cases the builder pays the buyer's agent.

Who pays the buyer's agent on new construction?

In most cases the builder does, through the purchase contract. Confirm it before you visit the model home, and bring your agent to the first visit, because some builders require that your agent be registered then.

Should I use the builder's lender?

Builder incentives such as rate buydowns and closing-cost credits often require their preferred lender and title company. Compare the full offer, rate and fees with an outside lender before you decide.

Do I need an inspection on a brand-new home?

Yes. City or parish inspections check code minimums, not workmanship. We recommend a pre-drywall inspection and a final inspection before closing, and a check before your one-year warranty runs out.

What is the cheapest new construction in Baton Rouge right now?

As of October 2026, the lowest starting prices we found were just over $216,000 in Denham Springs and around $219,000 in Baton Rouge. Prices and incentives change weekly, so ask us for today's list.
