What it's like to live in Gonzales

Gonzales calls itself the Jambalaya Capital of the World, and it means it. The Jambalaya Festival has run since 1968 and now takes over Lamar-Dixon Expo Center every May with a cooking contest, live music, a car show and a 5K. The rest of the year, Lamar-Dixon hosts horse shows, rodeos and expos.

Day to day, you have Tanger Outlets and Cabela's right off I-10 at LA 30, plus the shopping and restaurants along Airline Highway. Baton Rouge is close enough for LSU games and work, and New Orleans is an easy day trip.

Homes and prices in Gonzales

Gonzales is one of the more affordable places to buy in Ascension Parish. Redfin reported a median sale price of about $313,900 in August 2026, with homes taking a median of 48 days to sell. You'll find older homes close to the center of town and newer subdivisions around the edges, and new construction keeps coming. In July 2026, for example, the parish approved the 112-home Harvest Fields subdivision near Cotton Field Avenue.

One thing to watch: a Gonzales mailing address doesn't always mean Gonzales city limits. Many homes are in unincorporated Ascension Parish, which can change taxes, utilities and who handles permits. We check this for every home we show.

Schools

Gonzales is served by Ascension Public Schools, which earned an A and ranked #3 of Louisiana's school systems in the state's 2025 results. School assignments depend on the exact address, so confirm zoning for any home you're considering.

Commute and getting around

I-10 and LA 30 are the main routes. Without traffic, it's about 25 to 30 minutes to downtown Baton Rouge or LSU, but rush hour on I-10 can stretch that. Work on LA 30 is under way, including roundabouts at St. Landry Avenue and the I-10 ramps, and Our Lady of the Lake has filed plans for a $25 million medical office building next to St. Elizabeth Hospital on LA 30.

Flooding and insurance

Parts of Ascension Parish took water in the August 2016 flood. Parish officials estimated 30,000 to 40,000 homes were affected to some degree, including areas of Gonzales. That doesn't rule an area out, but it does mean you should do your homework.

Before you fall in love with a house, ask for its flood history, check the FEMA flood zone, and get an insurance quote early. An elevation certificate, if the seller has one, can make a big difference in what flood insurance costs. We pull this information for every home we show.
