What it's like to live in Central

Central became a city in 2005 and started its own school system in 2007. It covers about 62 square miles for roughly 30,000 people, so it feels more spread out than most suburbs. The city sits between the Comite and Amite rivers, and BREC runs several parks here, including Central Sports Park, Greenwell Springs Park and the Frenchtown Conservation Area.

Homes and prices in Central

Redfin reported a median sale price of about $309,800 in August 2026, up 6.8% from a year earlier, with homes selling in a median of 30 days. Expect a mix of established neighborhoods and newer subdivisions, and generally more room than you'll find closer to Baton Rouge.

Schools

Central Community Schools earned an A and ranked #7 in Louisiana in the state's 2025 results. The system includes Bellingrath Hills Elementary, Tanglewood Elementary, Central Intermediate, Central Middle and Central High.

Commute and getting around

Hooper Road (LA 408) and Greenwell Springs Road (LA 37) are the main routes into Baton Rouge, and Sullivan Road is a busy north-south road. Without traffic, downtown is about 19 minutes away. Road work is under way: Sullivan Road is being widened to four lanes between Wax and Hooper, and a $22 million widening of Hooper Road from Joor to Sullivan is in the right-of-way phase.

Flooding and insurance

This is the most important thing to understand about Central. In August 2016, the mayor estimated that 90% of residents took on water of some kind. Many homes have since been rebuilt or raised, and the Comite River Diversion Canal, meant to reduce Comite River flooding, was 67% complete in August 2026 with a 2028 target. Still, flood research should come first on any Central home.

Before you fall in love with a house, ask for its flood history, check the FEMA flood zone, and get an insurance quote early. An elevation certificate, if the seller has one, can make a big difference in what flood insurance costs. We pull this information for every home we show.
