What it's like to live in Zachary

Zachary has been a city since 1889, and it still has a small-town feel. The Zachary Historic Village keeps the old railroad depot and several turn-of-the-century homes, and the city has a downtown historic district and a farmers market. Port Hudson State Historic Site, a Civil War battlefield with trails and a museum, is just up the road.

The city is growing. Aldi, 7 Brew and Planet Fitness opened in 2025, and Lane Regional Medical Center opened a new patient tower in November 2025. City leaders are working on new downtown and master plans for 2026.

Homes and prices in Zachary

Redfin reported a median sale price of about $273,400 in June 2026, with homes selling in a median of 64 days. Zachary has older homes near downtown and newer subdivisions on the edges of town, including the Americana traditional neighborhood development on the west side.

A small detail that matters: the Zachary Fire Department holds a Class 1 rating, the best possible, which can help with homeowners insurance.

Schools

This is the big draw. Zachary Community Schools split from East Baton Rouge Parish schools in 2003, and the city says it has been one of Louisiana's top systems since 2005. In the state's 2025 results it earned an A and ranked #6. Many families choose Zachary specifically for the schools.

Commute and getting around

LA 19 runs through the city toward north Baton Rouge, and LA 64 is a busy east-west road. Without traffic, downtown Baton Rouge is about 22 minutes away and LSU about 26. Census data shows residents average about 28 minutes to work.

Flooding and insurance

The Army Corps of Engineers' Comite River Diversion Canal, built to reduce flooding along the Comite River east of Zachary, was 67% complete in August 2026 with a 2028 target. Flood risk varies by property.

Before you fall in love with a house, ask for its flood history, check the FEMA flood zone, and get an insurance quote early. An elevation certificate, if the seller has one, can make a big difference in what flood insurance costs. We pull this information for every home we show.
