How to Choose a Real Estate Agent in Baton Rouge

There is no official list of the "top" real estate agents in Baton Rouge. Most rankings you see online are ads or paid placements. The better question is which agent fits your sale or purchase. Here is how to check an agent, what to ask before you hire one, what it costs, and how we work.

1. Check their recent local sales

Ask for homes the agent has sold or helped buy in your area in the last 12 months. Prairieville, Mid City and Denham Springs are very different markets, and an agent who works your area will know the pricing, the flood history and which streets buyers want. You can also confirm their license with the Louisiana Real Estate Commission.

2. Read reviews they can't edit

Google and Zillow reviews are harder to fake than testimonials on an agent's own website. Look for reviews that describe something specific, like how the agent handled a low appraisal, a long-distance sale or a tight closing date.

3. Sellers: ask for the marketing plan in writing

A good listing agent should be able to show you, before you sign, how they will price your home from real sold data, the photos and video they will use, where the listing will appear (Zillow, Realtor.com, Homes.com and social media), how they handle open houses and showings, and how often you will get updates.

4. Buyers: ask how they will protect you

In south Louisiana that means checking flood zones and getting insurance quotes before you are under contract, reading the inspection report with you, handling appraisal gaps, and reviewing builder contracts on new construction. Ask the agent to walk you through how they handled a deal that almost fell apart.

5. Understand what it costs

Real estate commissions are not set by law in Louisiana; they are negotiable. Since August 2024, buyers sign a written agreement with their agent before touring homes, and that agreement states how the agent is paid. Sellers decide whether to offer compensation to the buyer's agent. Whatever you agree to, get it in writing and ask what happens if you want to end the agreement.

Questions to ask before you hire anyone

  • How many clients are you working with right now, and who will I talk to day to day?
  • Can I see the sold homes you used to price my house?
  • What is your plan if my home has no offers after 30 days?
  • How do you check flood zones and insurance costs for buyers?
  • Can I end the agreement if it isn't working?

Red flags

  • A list price far above recent sales, quoted just to win the listing
  • Pressure to sign a long agreement on the first call
  • No reviews outside their own website
  • Slow replies before you are even a client

How we work

We are Brian Mackey and Janelle Hernandez, a husband-and-wife team with The Method Group at Pivot Realty. We live in Ascension Parish and work across Baton Rouge, Gonzales, Prairieville, Denham Springs, Zachary and the surrounding area. You get two agents for the price of one, so someone is always available for showings, calls and paperwork.

Sellers get pricing from real sold data, professional photos and video, Zillow Showcase and Homes.com exposure, open houses and paid ads. Buyers get help with flood zones, inspections, new construction contracts and, if you want it, house hacking. We own rental properties ourselves, so we look at a home the way an investor would. We also post a short Baton Rouge real estate news video every weekday, so you can see how we think before you ever call us.

Common questions

Who are the best real estate agents in Baton Rouge?

There is no official ranking. Shortlist two or three agents who have recent sales near you, consistent Google reviews and a written plan for your sale or purchase, then interview them. The best fit depends on your area, price range and timeline.

How do I find a reputable real estate agent in Baton Rouge?

Confirm their license with the Louisiana Real Estate Commission, read their Google reviews, ask for recent sales in your neighborhood, and ask to speak with a past client.

Who is the best agent for selling a home in Baton Rouge?

The agent who can show you, in writing, how they will price your home from sold comparables, how they will market it, and what they will do if it doesn't sell in the first few weeks.

How should I choose an agent for a luxury home?

Ask for their higher-priced sales, look at the quality of their photos and video, and ask how they qualify buyers before showings and how they keep your home's details private.

Do I need my own agent for new construction?

The builder's sales agent works for the builder. Your own agent can review the purchase contract, compare builder incentives and push for inspections. Many builders pay the buyer's agent, but confirm that before you visit the model home.

How much does a realtor cost in Louisiana?

Commissions are negotiable and are not set by law. Buyers agree to their agent's pay in a written agreement before touring, and sellers decide what, if anything, to offer a buyer's agent. Ask any agent to explain their fees in writing.
